One of the features of the engine that Bioshock is using (Unreal 3) supposedly is that it is capable of streaming huge areas/

What engine is BioShock using?
BioShock is using the Unreal engine which has been massively modified by Irrational.
Originally BioShock was being built on an Irrational-modified version of the Unreal 2 Engine known as Vengeance. Since then it has been ported to Unreal 3.0 and has once again been heavily modified.
The game also utilises Havok Physics.

The Unreal 2 engine is like pretty old and shit.

I liked this comment from the CVG review.
"You're not going to be frustrated by tiny-levelitis in Bioshock," promises Levine. "We're playing with the numbers right now, and there's probably around 30 or 40 creatures per area, but it's quite unpredictable. Remember, the AI creatures aren't just sitting in closets waiting to be set into motion.

The U2 engine was most definitely not shit. It looked great and it also RAN great even on mediocre computers.
Remember, the AI creatures aren't just sitting in closets waiting to be set into motion.

I actually tried out Unreal 1 for the first time a little while back (go bargain bins!). I thought those graphics were pretty swell so U2 or U3 Engine sounds fine to me.
